Since 2010 the 'The Dispute Service' (TDS) has overseen more than 35,000 disputes between tenants, landlords and agents; on average each disputed amount equated to £860 worth of tenants' deposits! When these disputes arise it can take up to three months for them to be resolved by agencies such as the TDS and 'The Deposit Protection Service' (DPS). This scenario can result in landlords losing out through repair and maintenance costs that should have been addressed by the tenant. In addition, tenants can also be placed in an extremely vulnerable position, as they must source additional deposit funds for a new rental property. What's included in the price...

A complete record of fixtures, fittings and condition of the property. A detailed impartial report for every room and all outdoor space. High resolution photographs for each room with additional scale-photography to demonstrate pre-existing damage and condition of specific items. Check-in Service:

Report combined with an inventory that is specific to a tenancy. The check-in examines the property on the day that the agreement begins, recording the condition of furniture and fittings. Meter readings are documented and a photograph is taken to guarantee accuracy. The new tenants will be asked to sign for any keys that are passed over and we walk tenants through the property, highlighting any issues. A Check-in provides a schedule of condition of the property and sets the standard at which the property should be maintained and returned at the end of the tenancy. Check-out Service:

Report takes place at perhaps the most integral point in the tenancy - just prior to vacation of the property. The check-out compares the condition at the end of the tenancy to that on the inventory and check-in reports. All rooms in the report will have a summary, photographs and detailed descriptions of any changes that have occurred in the property. We highlight all the differences for either the tenants/landlords attention (maintenance) or to "fair wear and tear". The report also notes final meter readings, compares keys returned to keys provided at the start of the tenancy. We also offer a price promise (see our prices).
